Basement Flood prevention........Check out the following, this device should worth the cost of installation....it senses any water on your basement floor and automatically shuts the water supply off

Here's something to think about when you replace them. Mine also froze this winter. As I investigated I noticed the taps were tapered back towards the basement and therefore they didn't drain out properly. The water sat in the pipe and froze.

I'm a plumber, and there's only two ways that can happen. Improper installation, no hanger installed on it to insure slope to the outside to drain out or not removing the hose before it gets to freezing at night. 98% of the time it's the latter.

reo, no I have only to think that it must have been dripping a bit and as it leaked it froze. This was the second one that did the same thing. I have another one that would have taken out mega bucks had it gone. All my other drawings and some kits are stored next to it. I'm going back to the old method of putting a shut off valve ahead of the outside valve on all three. Fotunately the water stayed in one half of the basement that was lowest. ( with no drain.) ( I only got about two inches on the floor. The spray all over everything did most of my damage.
Thank goodness I did not have two or three feet of the stuff Frank is talking about. That would have been heart breaking Frank.
We did get things moved out and wet vacuumed the rest of the water out today. Big job!

That's awful. I had something even worse happen when the sewage pumping station down the street failed, and it all backed up through the drain in the basement. I was literally knee deep in water with pieces of other people's faeces floating around my models. I lost well over a thousand dollars worth of books, many which were out of print and can't be easily replaced.

Re: Lost $200 drawings

They where all rolled Tod, some I bought while South and some from kits I had here ready to "go". The water pelletted them to a point where they became very soft. We tried to roll them out on the lawn but I think they are destorted beyond use. I am very thankfull that the power pannel did not go up and everything else is repairable. The rugs are finished but I can live without that. The other half of the basement where all the airplane stuff is is dry. Thanks for the good wishes guys.
This is the second valve I had split the same way. One more to go. China quality a few years ago. I will put a shut off valve ahead of that one now too.
Moral of the story is check the basement just after you turn an outside tap on the first time in the Spring. Cleanup time!

are the plans flat folded or rolled. If in one peice still you may be able to savage them by freezing them. Have heard of this being done with books. If you can get them unrolled onto a window screen or something they could be dried.

Re: Lost $200 drawings

Have not had an incident that serious, but it seemed that every time we turned around we had water where we did not want it and no water where we needed it when we first moved into our country home. Took a fair bit of getting used to, and learning the idiosyncrasies of the house.

Best of luck with the cleanup. You have my sympathies.
